“Thinking about a rental-property loan using the property’s income? DSCR, or debt-service-coverage-ratio underwriting, generally asks whether the property’s qualifying rent can support its housing payment. But income-based does not mean documentation-free.

The review may still examine the property’s market rent, lease terms, and operating costs. For example, Fannie Mae’s published rental-income guidance calls for appraisal rent documentation and, in applicable cases, a lease. It also adjusts rent and compares the result with principal, interest, taxes, insurance, and association dues. The exact calculation is program-specific.

Underwriting can also review the borrower’s credit profile, existing debts, available funds, reserves, the property’s condition and eligibility, and the number of financed properties already owned. Freddie Mac’s investment-property guidance, for example, addresses reserves, current housing expense, personal funds, and limits on financed properties.

One more distinction: a DSCR program is not automatically the same as a conventional agency loan, and lender requirements can differ by property, transaction, and jurisdiction. Some investment-purpose transactions may also be treated differently under federal ability-to-repay rules.
