Non-QM After a Decline: Start With the Reasons
“Declined for a mortgage? A Non-QM conversation should start with the decline—not with a promise of approval.
“Declined for a mortgage? A Non-QM conversation should start with the decline—not with a promise of approval.
First, read the lender’s adverse-action notice. It should state the principal reasons for the decision, or explain how to request them. If credit-report information was involved, check the report and the score factors the lender identified. If something is inaccurate, use the credit bureau’s dispute process and keep your documentation.
Next, ask what changed in the file: income documentation, debt obligations, credit history, property, down payment, or another underwriting factor. A Non-QM loan may use a different way to document or evaluate certain circumstances, but it is not a guaranteed workaround, and it may have different costs, terms, and eligibility requirements. Availability depends on the lender, the loan, the property, and the complete application.
Important notes
- Educational content only; not legal, tax, credit-repair, underwriting, or individualized mortgage advice.

- Do not state or imply approval, eligibility, nationwide lending, favorable terms, fast closing, or a result for any viewer.
- Do not request borrower financial data in comments, direct messages, or this video. Any application or document exchange must occur only through an approved employer application system after the appropriate disclosures and consent.
