HELOC collateral risk: ask about the total cost

A HELOC can make home equity accessible, but remember what secures it: your home.

Published General educational information

A HELOC can make home equity accessible, but remember what secures it: your home.

Before opening a line, ask yourself one practical question: could I still make the payments if the rate rises, my income changes, or the home’s value falls? A HELOC commonly has a variable rate, so the payment can change even when you do not draw additional money. And when the draw period ends, the payment may rise as you begin repaying principal. In some plans, the full balance can come due at once. If you cannot repay as required, your home could be at risk. 1 2

Do not compare offers by the starting payment alone. Ask for the index and margin, how often the rate can adjust, the maximum rate, the draw and repayment periods, and whether the lender can freeze or reduce the line. Then ask for every cost: appraisal and closing charges, annual or inactivity fees, transaction fees, early-termination fees, and any fee to convert a balance to a fixed rate. 1 2

Important notes

  • Educational information only; not legal, tax, financial, or individualized lending advice.
  • A HELOC is not represented as suitable for every homeowner. Rates, fees, payment structure, line controls, eligibility, availability, and terms vary by lender, product, property, borrower, and jurisdiction.
  • No approval, qualification, rate, payment, closing-time, product-availability, or outcome promise is made. The worst-case scenarios mentioned are prompts to review the actual agreement, not predictions.
